Why Crescent

The agency is small on purpose.

01

Thirty-five years in Johannesburg property.

Crescent opened in March 1991. That is three and a half decades of knowing which streets hold their value, which buildings have levy problems and who the good conveyancers are.

02

You deal with the owner.

Fatima Saley owns the agency and is its principal agent. She answers the phone, views the property and negotiates the offer. There is nobody to be passed to.

03

Verified and registered.

Certified by the Property Practitioners Regulatory Authority of South Africa as a Principal Estate Agent. You can ask to see the certificate before you sign anything.

04

Homes and commercial premises.

The same careful approach applies whether you are buying a first flat, letting a family home or looking for ground-floor space for a business.

Selling with Crescent

Four steps from first call to keys handed over.

No jargon, no surprises. Crescent sells on sole mandates only, so your property gets one agent’s full attention. Here is what happens and roughly when.

Request a free valuation
  1. 1

    Free valuation

Fatima visits, walks through the property and gives you a written price range with the sales behind it. Usually within a day or two.

  2. 2

    Prepare and market

Photography, a clear listing and exposure on the major property portals, social media and Crescent’s own buyer list.

  3. 3

    Viewings and offers

Fatima hosts viewings, screens buyers for finance and brings you every offer with her honest advice on it.

  4. 4

    Transfer and hand-over

She stays on top of the attorneys, the bond and the occupation date, so the deal does not stall in the paperwork.

Questions

Things people ask before they call.

Do not see yours? WhatsApp it. Fatima replies herself.

How do I know what my home is worth?

Fatima prices from recent sales on your street and in your suburb, not from an online estimate. Ask for a free valuation and you get a written price range, the reasoning behind it, and an honest view of what will and will not add value before you list.

What does it cost to buy a property in South Africa?

Besides the price, budget for transfer duty (nil up to R1 210 000 for individuals), conveyancing and bond registration fees, and the deeds office fee. The calculator on this page gives a transfer duty estimate and Fatima can arrange a full quote from a conveyancer.

Can you help with renting as well as buying?

Yes. Crescent lists and manages residential and commercial rentals. Landlords get tenant screening and a lease; tenants get a clear deposit, lease terms and an inspection before moving in.

Is Crescent Real Estate registered?

Yes. Fatima Saley is a Principal Estate Agent certified by the Property Practitioners Regulatory Authority (PPRA). Ask to see her certificate at any time.

How quickly will I hear back?

Fatima answers calls and WhatsApp messages herself. For a valuation request, expect a reply the same working day.

Which areas do you cover?

Crescent is based in Bergbron and works in Bergbron, Northcliff, Fairland and the suburbs around them; Cresta, Blackheath and Darrenwood; Greenside, Emmarentia, Montgomery Park and their neighbours; and Norwood, Highlands North, Houghton and Waverley. If your property is nearby, ask.

What does it cost to move into a rental?

Besides the first month’s rent, budget for a deposit, usually one to two months’ rent, and a once-off lease or admin fee. The rental calculator on this page adds it up and shows the income landlords usually look for.

Does Crescent take open mandates?

Not for sales. Crescent sells property on sole mandates only: one agent markets your home for an agreed period, with the terms set out in writing.

Does Crescent manage rental property for landlords?

Yes. Crescent offers tenant placement and full property management: rent collection, maintenance and repairs, late payment follow-up, municipal accounts and levies, and inspections. You deal with Fatima directly.

Where is Crescent Real Estate based?

Crescent’s office is in Bergbron, Johannesburg. The agency has worked in Johannesburg property since March 1991.
